Like most homeowners, you probably spent the winter months talking
on a variety of home improvements you want to do. Now that the spring
here, it's time to act on those remodeling ideas.
Unfortunately, it is also the time when an incompetent or unethical
Performers coming out of the woodwork to prey on innocent home.
To reduce the risk of being scammed, here are some of the popular
phrases I encountered when I was rehabbing real estate.
"I just happen to be working in your neighborhood ."
"I have materials left over to another job ."
"I need cash up front ."
"I have a special offer that is good for today only ."
"I can help you finance the project." (Never, ever, ever do that! You
could potentially lose a home scam artists .)
"I want to use your home as a model ."
If you ever feel that you are looking for from the contractor side, report them immediately. Do not be afraid to ask the contractors board or your city of license enforcement in order to check contractor license. You'll be surprised to find that the license number posted on most commercial vehicles owned by contractors are invalid or false numbers.
Also, request a copy of their producers and contractors' insurance policies. In working with contractors, I found that most of them have no clue about why this insurance is required. It protects you against liability claims, while the performers are doing. I sold a number of policies to contractors who work for me, which were canceled as soon as the job is done. Homeowner beware!
